What ฿1,200 actually buys
A full chemical wash, what Thai technicians call ล้างใหญ่, the proper one. About 60 to 90 minutes per unit.
The indoor unit comes apart.
Front cover and fan wheel come off, and the coil is washed under pressure. Nobody sprays it through the grille while it hangs on the wall.
The outdoor condenser is cleaned too.
Always included. Never a separate charge.

Not included
Refrigerant top-ups or leak repairs, electrical or mechanical repair, and anything needing scaffolding. If your unit needs one of those, we'll tell you instead of cleaning it and hoping. Units mounted above 3m carry a ฿400 access charge. You'll be quoted that before you book, never on the day.

He's Thai and works in Thai. We brief him first, and we're on LINE the whole time if anything needs saying. Pay in cash or by transfer when the job's done.
Where we clean
We clean aircon units across central Bangkok, including: Sukhumvit (Asoke, Nana, Phrom Phong, Chidlom), Thonglor, Ekkamai, Sathorn, Silom, Lumphini, On Nut, Phra Khanong, Ari, Phaya Thai and Ratchathewi. No travel charge anywhere in that list.

We're not the cheapest, and here's the math
You can get an aircon cleaned in Bangkok for ฿600 to ฿800. We know, because we could send you to the same technicians. What that price usually buys is a quote that firms up once someone has looked at the unit, a four-hour window, a conversation in Thai, and no comeback if it's still not cooling on Thursday.
The extra few hundred baht buys the four things at the top of this page. A total that doesn't move. An arrival window with money behind it. The outdoor unit done as standard. Thirty days of cover.
If none of that is worth ฿400 to you, the cheaper option is genuinely fine. We'd rather you took it than felt oversold here.

What's the difference between this and a ฿400 clean?
A ฿400 clean is usually a ล้างย่อย. The coil gets sprayed while the unit stays on the wall. Twenty minutes, nothing comes apart. Ours comes apart. Here's what each one actually involves.
Do your technicians speak English?
We handle the booking, the quote, and anything that comes up on the day, in English. The technician works in Thai. We brief him first and stay reachable on LINE while he's there.
How long does it take?
About 60 to 90 minutes for the first unit, and a little less for each one after. A typical two-unit condo visit takes around two hours.
What if something's wrong afterwards?
Message us within 30 days. If it isn't cooling, it leaks, or it smells, the same technician comes back and sorts it at no charge.
