This is the whole price list. Whatever we quote you on LINE comes off this page, and it's confirmed in writing before a technician is booked — so the number you agree to is the number you pay.
There is no call-out fee and no charge for the outdoor unit.

Covers wall-mounted units up to 24,000 BTU — the size in nearly every Bangkok condo and house. ฿1,200 is also the minimum for a visit: there's no cheaper way to get a technician to the door, and nothing added for the trip.

Mixed types in one visit: the multi-unit discount applies to the wall-mounted units, and ceiling or cassette units are charged at the rate above.
Travel
No charge across central Bangkok — Sukhumvit (Asoke, Nana, Phrom Phong, Chidlom), Thonglor, Ekkamai, Sathorn, Silom, Lumphini, On Nut, Phra Khanong, Bang Chak, Ari, Phaya Thai and Ratchathewi.
+฿300 for Ratchada, Ladprao, Chatuchak, Rama 9, Bang Na, Riverside, and Thonburi within about a kilometre of the BTS. Waived if you're booking three units or more.
Further out — Bang Kapi, Minburi, Nonthaburi, Samut Prakan, Rangsit, Bang Khae — message us with the address and unit count and we'll tell you honestly whether we can do it well. Sometimes the answer is that you're better off with someone local, and we'll say so.
The only two things that can be added

Refrigerant top-upQuoted
Not part of a clean, and not included by anyone in this market. If the technician thinks your unit is low on gas, he'll say so and we'll quote it separately. You're free to say no.
That's the complete list. There is no "extra dirty" charge, no weekend rate, no fee for the outdoor unit, and no surcharge for a high-floor condo.
What's included in every clean
- The indoor unit is dismantled. Front cover and blower wheel come off; the coil is washed under pressure. Not sprayed through the grille while the unit stays on the wall.
- The outdoor condenser is cleaned. Every time. It's part of the job, never a separate charge.
- Drain pan and drain line flushed and blown clear.
- Filters washed, casing cleaned, electrical box covered throughout.
- Sheeting laid before work starts. Nothing left for you to clean up.
- English-speaking coordination from your first message to the job being finished.
- A fixed price confirmed in writing before the technician is dispatched.
- On time, or ฿200 off.
- 30 days of cover — if it isn't cooling, leaks, or smells, the technician comes back free.
This is the full clean Thai technicians call ล้างใหญ่. It's a well-defined job and we're not claiming to invent a better version of it —here's exactly what it involves, and how it differs from the twenty-minute version.
What isn't included
- Refrigerant top-ups or leak repairs — diagnosed and quoted separately
- Any electrical or mechanical repair
- Mould remediation beyond the unit itself
- Anything needing scaffolding or rope access. Units above 3m are fine with the ฿400 access charge; if it needs a lift, we'll decline rather than improvise.
Why ฿1,200 when others quote ฿800
A straight answer: because we're not the technician. We're the layer between you and him — we find him, brief him, pay him properly, hold him to a time, and carry the comeback if it goes wrong. That costs money, and this is where it goes.
The going rate in Bangkok is roughly ฿600–800 for a wall-mounted unit and ฿1,000 for a big one, and those prices are real. What usually comes with them is a quote that firms up once someone has seen the unit, an arrival window measured in half-days, a conversation conducted in Thai or through Google Translate, and nobody to call on Thursday when it's still not cooling.
On a two-unit condo the difference is a few hundred baht. For that you get a total that doesn't move, a one-hour arrival window with ฿200 behind it, the outdoor unit done as standard, and thirty days of cover.
We also pay our technicians at the top of the market rather than the bottom, which is why the same two come back and why they turn up when they say they will. A cheaper price on this page would come out of theirs.
If that trade isn't worth it to you, the cheaper option is a real option and we'd rather you took it.
Two promises, and how to hold us to them
On time, or ฿200 off.
When you book you get a one-hour arrival window, in writing on LINE. If the technician arrives after it, message us and ฿200 comes off what you owe that day. You don't have to argue for it and there's no form.
30 days of cover.
If within 30 days of the clean the unit isn't cooling properly, drips water, or smells, tell us and the same technician comes back and puts it right at no charge. It covers what we did — not a compressor that fails three weeks later, and we'll be straight with you about which is which.
Paying
Cash or bank transfer when the job's done — nothing up front, no deposit, no card details. You'll get the total in writing on LINE before we book anything, and that's what you pay.

Frequently asked
What if I have more units than I said?
The price follows the table above — tell the technician and the total is recalculated at the same rates. Nothing is priced differently for being decided on the day.
Do you charge extra for the outdoor unit?
No. It's part of every clean and it's included in the prices above. If you've been billed separately for it before, that's common — it isn't how we quote.
What if the technician finds something wrong while he's here?
He'll tell us, we'll tell you, and if it's a repair we'll quote it separately or say plainly that it's not something we do. The cleaning price doesn't change because a problem was found.
Can I get a discount?
The multi-unit rates above are the discount, and the travel charge is waived at three units. Beyond that, no — a price that moves when you push isn't a fixed price. Rebook within twelve months and you get 10% off, and there's a ฿200 credit if you refer someone.
Do you clean office or commercial units?
Yes — ceiling and cassette units are priced above, and for anything over about ten units send the details and we'll quote the visit.
How long does a visit take?
Around 60–90 minutes for the first unit, less for each one after. Most two-unit condo visits are done inside two hours.
